How to Prepare an Atlanta Home for Sale | How to Sell A House

By Ellen Crawford Atlanta Realtor

Prepare for your home for saleWhen an Atlanta homeowner or seller is thinking of preparing their home for sale they become overwhelmed with what needs to be done, and wonder where the best return will be on the money they spend when prepping the Atlanta home for sale. It’s been our experience that when preparing a home for sale in Atlanta, the best money invested is in a home that looks clean, shows clean and smells clean! So after a whole house painting let’s start with a having a professional cleaning service come in and doing the entire home. That means everything! Start first by decluttering the home and getting rid of junk. Next step is painting! In older homes that means ceilings, moldings and trim paint need to be painted also! Over the years paint builds up film from cooking oils, candles, and the changing of the seasons! Let’s keep those colors neutral! Pay special attention to the hot button areas of the home – kitchen, kitchen appliances, master bedrooms and baths – and pay attention to every detail including the grout!

The next place we see an immediate return on is flooring and lighting. Replace worn carpeting, redo hardwood flooring, and update lighting fixtures! The next main area I would focus in on is the Kitchen! Is it dated? Are the cabinets in good shape? Are they builder’s grade? What about the counter tops? What type of counter tops do you have…Formica, Corian or laminate? If so you may want to replace them with granite! You may also want to add a new tile back-splash and under counter lighting when your doing this! Also, what are the appliances like and your plumbing fixtures? Replacing old or original appliances may be expensive but it is cheaper to replace them that to have your home not sell!

Last item is the master bedroom and master bath! Replace tile where needed, and shower stall door go frame-less  I would suggest counter tops be replaced with granite!
